Crabtree Cottage, Breach Farm (Self Catering)

Crabtree Cottage was awarded a Four Star Grading by the English Tourism Council, and is the larger of the two cottages, sleeping six people in three bedrooms. It is double glazed, central heated and comfortably furnished with a mix of antiques and old pine

The galley style kitchen is well equipped with a gas cooker, microwave, fridge and dishwasher. A separate shared utility room houses a deep freezer, washing machine and ironing facilities. 

From the kitchen, four steps take you down to the Sitting/dining room, with its beamed ceiling, television, video, CD/tape/radio, DVD player and a selection of books and games for your entertainment and relaxation after a day exploring the Dales.

The dining table is situated next to the large arched window which has a lovely view down the drive towards Carsington Water. French doors lead out into the enclosed garden, perfect for enjoying lunch or supper on a summer evening. 

A comfortable double bedroom is situated on the ground floor. 

Also on the ground floor is a pretty twin bedroom, and a modern bathroom, with bath and shower over.Stairs lead from the kitchen to a further attractive twin bedroom.

The cottages are available from 3pm on day of arrival, and we ask you to leave by 10am on the morning of your departure

For the comfort of all our guests, all the properties are totally non-smoking and we regret pets are not permitted.

Accessibility

2 steps up from the outside. 1 step in the hallway. 4 steps down from the kitchen to the sitting room. Upstairs to the (second) twin bedroom (9). Outside 4 steps up from the patio area to the lawn.

Conditions of Letting 

Deposit of 20% with booking (please phone to confirm availablity)
Balance due 1 month before start of holiday.

Arrival and Departure

Incoming – 3pm onwards
Outgoing – by 10am

Cancellation

If you cancel or shorten your holiday you will still be liable for payment – usually two thirds of the balance unless the cottage is re-let. 

Please note – deposits are non-refundable.

Accommodation

Crabtree Cottage accommodates six. Let on the understanding that parties do not exceed that number.

Bicycles and other large leisure items should not be taken into or stored in the cottages. Outside storage is available.

The cottages are let on a No – Smoking basis.

No Pets allowed.
